External Referencing
Verification Process
When tenants and guarantors are being referenced by Let Me Properties, we carry out “Internal Verification” on them. For this, all proposed tenants and guarantors are required to provide “acceptable copies” of the following documents to us within 3 working days of the Holding Agreement being signed or else they risk the application being cancelled and the Holding Amount (the money paid so far) would not be refunded.
We require the following documents from all tenants:
- Passport (if you have a driver’s license and National ID card please provide these as well)
- Proof of your Current Home Address (this can be a utility bill or council tax statement with your full name on it that was issued in the last 2.5 months) [Mobile telephone bills, credit care bills, etc. ARE NOT ACCEPTABLE]
- Proof of home ownership, if you are a home-owner
- Last 3 Months Payslips (or if students, proof of a place on your course for this coming year)
- Last 3 Months Personal Bank Statements (these can be from your home country if you don’t have a UK Bank Account)
We require the following documents from all guarantors:
- Passport and Drivers Licence (if you have a driver’s license and National ID card if you have one)
- Proof of your Current Home Address (this can be a utility bill or council tax statement with your full name on it that was issued in the last 2.5 months) [Mobile telephone bills, credit care bills, etc. ARE NOT ACCEPTABLE]
- Proof of home ownership, if you are a home-owner
If you, any of your co-applicants, or any guarantors do not have any the specific documents requested above, please click here to view possible alternative documents that we may be able to accept instead.
How to provide your documents:
- You may email “acceptable copies” of your documents in reply to the email we sent you requesting your documents (as PDF attachments)
- You may book an appointment to visit our office (within the next 3 working days) to bring all of the original copies of your documents in and we will make acceptable copies for you (we will carry out your “Right to Rent” check at the same time)
- You may upload PDF copies of your documents as a “Reply” to the related matter (see the link at the bottom of the email we sent you requesting your documents)
Definition of ‘acceptable copies’
Good Quality, Clearly Readable, Full-Colour Copies (Scans, Photocopies, Photographs, PDF Downloads, etc.) are acceptable. Please ensure that you scan or photograph the entire document (do not cut off the side or the bottom of the document). The document should be an exact copy of the original document. To alter or doctor any documents you provide to us is a criminal offence and you will be reported to the police if we suspect you are trying to commit fraud. We reserve the right to insist that you bring the original copy of any document you have sent us, to our offices, so that we may compare the original and the copy – we carry out anti-fraud checks on a regular basis and may randomly check your documents even if fraud is not suspected.

It is your responsibility to make sure that you and all of the tenants/guarantors (if any) related to your application comply with the requirements of the holding agreement to complete the referencing application process within 3 working days. Failure to comply with this requirement may result in your application being cancelled and the holding amount would not be refunded without further notice!

Right To Rent – Non-EU / Non-EEC Citizens
Since February 2016, the UK Government requires landlords and letting agents meet all future tenants, in person to make copies of their identity documents (proving that they have the right to live and work/study in the UK).
When applying for a property with us you must send us ‘acceptable copies’ of your required documents at the start of your referencing application, however, YOU WILL ALSO NEED TO VISIT OUR OFFICES IN PERSON WITH YOUR ORIGINAL PASSPORT AND VISA DOCUMENTS BEFORE THE BALANCE PAYABLE DATE (unless agreed otherwise before).
If your Right to Rent is not unlimited, then you will be required to visit our offices again before the expiry of your right to live and work/study in the UK, to show us proof (original documents) of your new/updated right to live and work/study in the UK. It is YOUR responsibility to arrange this appointment with us and failure to comply may result your tenancy being cancelled and you being reported to the Home Office / Border Agency.
