Special tenancy conditions:
8.1) – The Landlord and Tenant agree that if proper written notice is given by either party to the other before 17:00 GMT on 11/08/2018, then this tenancy may be ended by either party on 11/10/2018. Other than this specific breakpoint, no other changes to the fixed tenancy term are permitted, unless agreed by all parties in writing. If the tenancy continues after 11/08/2018 with neither party serving proper notice to end this agreement on the other party, then this tenancy will continue as detailed in this agreement and this special condition will no longer apply in any way. The tenancy can be ended at or after the tenancy fixed term end date by either party serving the other with proper written notice at least two months before the intended tenancy end date as prescribed in this agreement. This special condition does not affect the landlord’s right to service the Section 21 or Section 8 notices and does not remove or alter any other rights that this agreement, and the law, gives the Landlord., 8.2) – Druglink Ltd has the Landlord’s permission use the property for the purposes of housing up to four people (at any one time), aged 18 and over, throughout this tenancy, on private licenses between Druglink Ltd and the occupants. Druglink Ltd will obtain and verify that the occupants hold valid permission to live in the UK at all times that they occupy the Property. Let Me Ltd and the Landlord will not have any contractual obligations to the occupants, only to Druglink Ltd. Druglink Ltd will ensure that all of the Tenant obligations of the tenancy agreement are met either by the occupants directly or by Druglink Ltd. Druglink Ltd agrees to maintain the garden throughout the tenancy and carry out small repairs as required. Druglink Ltd agrees to remedy any damages caused by the occupants as soon as they become aware of any at their expense. Druglink Ltd will ensure that a qualified member of staff is on-site at the property at least 5 days per week and that guarantees that the occupants will not cause any disturbance to any of the neighbouring properties. Druglink Ltd agrees that they will carry out weekly Health and Safety inspection visits to ensure that all of the safety equipment in the property is not being tampered with, being cared for, and used according to the manufacturer’s instructions. Druglink Ltd will ensure that there is always a suitable member of their staff present at the property whenever a member of the LetMe Ltd staff or 3rd party contractors wishes to visit the property, after giving reasonable notice., 8.3) – The Tenants hereby accept this special condition as Notice that on the 3rd Thursday of each month the Landlords Agent will visit the property without giving any further notice to carry out the monthly HMO safety inspections. If this inspection is to be changed to another day, the Landlords’ Agent will give the Tenants at least 24 hours notice by email to the email addresses listed for the Tenants on this Agreement.
