Special tenancy conditions:
8.1) – The Tenant hereby agrees not to cause or unreasonably permit any blockage to the drains and pipes, gutters and channels in or about the Property. Common causes of blockages for which the Tenant would be responsible would include, but not limited to, putting fat down the sink, failure to remove hair from plugholes and flushing inappropriate things (such as nappies or sanitary towels) down the toilet. The Tenants hereby agrees to abide by the rule that no guests may access any areas of the property without express permission. This permission must be requested in writing to Let Me Properties at least 1 week in advance of the requested visit, to ensure no overcrowding of the property at any time and that all housemates are comfortable and not disturbed. , 8.2) – The tenants hereby agree to keep all communal areas free of any personal belongings and perfectly clean at all times (during and after use areas must be cleared and cleaned immediately). It is agreed that tenants will be fair with each other, and make an effort to work together to ensure mutual agreement is found when using communal areas at the same time. The tenants hereby agree to keep noise to a minimum at all times, ensuring that their voices, music, televisions, or any other source of noise is kept below levels that can be heard outside their bedrooms., 8.3) – The tenants hereby agree to deal with all trash and recycling in the ways demanded by the local council, to ensure that they empty the bins each week as required. Failure to do so may result in charges for private waste collection. If any of these special conditions or tenancy conditions are reportedly broken, Let Me Properties reserves the right to charge a fee to cover the cost of setting the issue right, and a £40 + VAT administration fee as per the terms of this agreement., 8.4) – The Tenants Hereby Agree to Allow the Landlord’s Agents (Let Me Properties) access to inspect the property for HMO regulation and safety reasons on the 3rd Thursday of every month without any further notice. If the inspection date changes, the Landlord’s Agents will inform the Tenants at least 24 hours before they intend to enter the property. Any breaches of HMO regulations will be noted and if caused by the tenants they hereby agree to rectify the issues caused by them within 48 hours of being informed, or else they accept the full cost of having the Landlord’s Agents arrange to rectify the issues., 8.5) – Provision of the internet at the Property is supplied on condition that the Tenants agree to abide by and follow the Let Me Properties “Included Internet Policy” found at https://letmeproperties.co.uk/included-internet-policy/. By using the internet connection supplied at the Property, the Tenant is accepting the terms of the policy and agrees to follow the terms of the policy.
