Additional Fees:

Tenancy Setup Fees

Includes referencing the new tenants, creating the tenancy agreement, and overseeing the signing of the tenancy agreement

  • £120 (£100 + VAT) for HMO Room Lets
  • £240 (£200 + VAT) for 1 tenant
  • £300 (£250 + VAT) for 2 tenants
  • £360 (£300 + VAT) for 3 tenants
  • £420 (£350 + VAT) for 4 or more tenants

Guarantor Fees

As required. Includes referencing of any guarantors, the creation of the guarantor agreement, and the overseeing of the signing of the guarantor agreement

  • £72 (£60 + VAT) for 1 guarantor
  • £144 (120 + VAT) for 2 guarantors
  • £216 (£180 + VAT) for 3 or more guarantors

Tenancy Renewal Fees

Includes negotiating the renewal of a pre-existing tenancy that we set-up for you, reviewing and adjusting the rent as necessary, creating the new tenancy agreement, and overseeing the signing of the tenancy agreement (charge is per tenancy, not per tenant)

  • £36 (£30 + VAT) for HMO Full Management Service
  • £72 (£60 + VAT) for Full Management and Rent Management Service Types
  • £144 (£120 + VAT) for Let Only and Advertise Only Service Types

Deposit Registration and Management Fees

Applies to managed service types only and is included free of charge with Premium Management Service. Deposit management is not available with our Let Only Service.

Includes receiving and holding the tenancy deposit as “stakeholder”, registering the tenancy deposit with the TDS (Tenancy Deposit Scheme), creating and sending the Prescribed Information to the tenants, and negotiating the return of the deposit at the end of the tenancy.

  • £36 (£30 + VAT) per tenancy for HMO Rooms
  • £60 (£50 + VAT) per tenancy for all other properties

Annual Landlord Tax Report Fees

Applies to managed service types only and is included free of charge with Premium Management Service. Not available with our Let Only Service.

Includes production and sending of a full report detailing all income and expenses that we have handled on behalf of a particular landlord.

  • £60 (£50 + VAT) per landlord

Management Service Cancellation Fees:

Where the landlord wishes to cancel one of our management services (Premium Management, Full Management, or Rent Management) this fee will apply should the tenant we provided remain within the property or occupy the property within 2 years of the cancellation date.

  • 1 months’ rent + VAT

Project Management Fees

Applies when we are instructed to oversee repairs or maintenance at your property which amount to more than £1000 in value. These are usually above the scope of day to day property management and therefore attract a fee charged as a percentage of the total invoice amount(s)

  • 12% (10% + VAT) of the total project cost

Annual Non-Resident Landlord Return Fees:

Where the landlord is living outside the UK for 6 or more months of the year and has “approval” from HMRC to receive the gross rent with no tax deducted at source. As Non-Resident Landlord Scheme members, an annual report must be prepared and sent to HMRC detailing the income we have handled on your behalf. This does not replace your liability to produce and submit your own tax returns to HMRC. 

  • £48 (£40 + VAT) per landlord per annum

Quarterly Non-Resident Landlord Return Fees:

Where the landlord is living outside the UK for 6 or more months of the year and DOES NOT HAVE “approval” from HMRC to receive the gross rent with no tax deducted at source. As Non-Resident Landlord Scheme members, we are legally required to deduct tax before paying any rent to landlords without HMRC “approval” and must pay this tax to HMRC along with a quarterly return each quarter. 

  • £100 (£100 + VAT) per landlord per quarter

Additional Administration Fees:

Applies for any additional administration work such as the provision of duplicate  invoices or statements, additional copies of documents, postage, etc as well as key cutting, shopping for equipment or furniture, etc.

  • £30 (£25 + VAT) plus any direct costs, such as postage, cost of new keys, cost of equipment or furniture

Additional Property Inspection Fees:

Where the landlord requests that we make an additional visit to their property (over and above the 2 visits per year included within our managed services) an additional fee will apply for each visit

  • £60 (£50 + VAT) per visit (or per hour if the visit takes longer than 1 hour)

Administration of Insurance or Eviction Claim Fees

Applies when we are required to provide assistance with insurance claims, eviction claims, licence applications, etc.

  • £96 (£80 + VAT) per hour or part thereof

Management of Safety Certificates Fees:

Applies only to Rent Management or Let Only Service types.

Where the landlord instructs us to arrange safety certificates for their property or where the landlord fails to provide such certificates to us within 5 working days of our request for such documents a fee will apply for our work obtaining new certificates. Such as the Gas Safety Certificate, Portable Appliance Testing Certificate, Emergency Lighting Testing Certificate, Fire Alarm System Testing Certificate, HMO Fire Risk Assessment, Legionella Risk Assessment, and/or Electrical Installation Condition Report.

  • £120 (£100 + VAT) per certificate, plus the costs price of the certificate charged by the 3rd party contractor

Monthly HMO Property Safty Inspection Fees:

Applies only to HMO (House of Multiple Occupancy) Properties.

Includes a monthly visit to tenanted HMO properties to perform an inspection against our HMO Checklist to check that the safety equipment is functioning as it should and to check that the tenants are complying with their responsibilities under the regulations.

  • £30 (£25 + VAT) per visit

Official Legal Notice Document Fees

Includes instructing a 3rd party legal services firm and providing them with all the required information and documentation for the firm to produce and serve legal notice documents to your tenants. Such as Section 21 Notice, Section 8 Notice, etc.

  • £240 (£200 + VAT) per notice document

Court Appearance Fees:

Applies only as required.

Where it is required that we attend a court of law, tribunal, or similar venue in relation to your property in any way, a fee for our time will apply.

  • £384 (£320 + VAT) per day or part thereof

No Contractor Charges Commission Fees:

We will not charge you a contractor commission fee for any routine maintenance or repairs work that we arrange for you as part of our Premium Management or Full Management Service Types. You will only be required to pay the contractors invoice for any such works. We do not charge commissions to our contractors and they do not provide us with any “kickbacks”. Where works exceed the normal scope of routine property maintenance these works will be covered by our project management service at an additional cost.

Estimated 3rd Party Contractor Costs:

Throughout the letting process, landlords will need to budget for and pay for various 3rd party contractor costs. We have attempted to estimate some of these costs for you below:

  • Gas Safety Certificate and Boiler Service: £65
  • EPC and Floorplan: £65 (studio) to £105 (6 bed)
  • Electrical Installation Condition Report (EICR) £160 + VAT to £240 + VAT
  • PAT Test, Emergency Lighting Test, Smoke Alarm System Test, HMO Fire Risk Assessment £260 + VAT when all done at the same time (£100 extra for Grade A Fire Panel)
  • New Inventory and Check-in £100 (studio) to £200 (6 bed)
  • Check-out £60 (studio) to £150 (6 bed)
  • Check-in £65 (studio) to £165 (6 bed)
  • Legionella Risk Assessment £50
  • Professional Cleaning £160 (1 Bed) to £450 (6 Bed)
  • Handyman Visit £25 to £30 callout + parts and additional labour
